Periodic Test and Inspection
People ask for many things including the
following:
* An insurance report
* A landlord's report

Periodic Test and Inspections are sometimes
a legal requirement or a requirement of your
insurance company, and sometimes they are a
requirement of the local authority, but they
are always a good idea. The maximum period
between tests for some types of property are
given below, but these are only guidelines.
The next recommended inspection as reported
on the report form is at the discretion of
the engineer carrying out the operation.
All testing and inspection is carried out by
operatives qualified to City and Guilds 2391
Level 3 Certificate in inspection, testing
and certification of electrical
installations.
Recommended maximum period between Periodic
Tests:
Domestic premises: 10 Years or on change of
occupancy
Commercial premises: 5 years maximum
Industrial: 3 years
Hotels and public houses: 5 years
Residential: 5 years or change of occupancy
Educational: 5 years
A Periodic Test and Inspection is a
comprehensive evaluation of a complete
electrical installation that takes into
account all of the fixed wiring within the
premises. The inspection begins with a
visual inspection of the consumer unit.,
fuse/circuit breaker types and sizes, cable
sizes and wiring arrangements, and signs of
damage/overheating. 20% of switches,
sockets, etc will be checked for
identification of conductors and tightness
of terminations. If any defects are found at
this stage the sample will be doubled, and
if further defects are found then all
accessories will need to be examined. The
following tests are then carried out on
every circuit:
* Continuity of protective conductors
(including main and supplementary)
* Ring circuit continuity
* Insulation resistance
* Polarity
* Earth electrode resistance (where
applicable)
* Earth fault loop impedance
* Prospective fault current
* RCD testing
* Functional testing of isolators and
breakers
Once the Report is complete, you will be
supplied with a copy that will state whether
the installation is satisfactory or
unsatisfactory. It will contain a list of
observations and recommendation that are
graded on a scale of 1-4, where 1 is an item
that requires urgent attention, to 4 where
an item does not comply with the regulations
but this does not imply that it is unsafe.
Whilst the installation is tested to the
version of the regulations that it was
installed to, items that are not in
compliance with the latest version of BS7671
the IEE Wiring Regulations will be noted. At
this stage we will be happy to provide a
competitive quote for any remedial work that
is required. You will have your copy if you
wish to get further quotes from other
qualified parties.

Survey
Many people already know that there are
major problems with their electrical
installations and in this instance it would
be a waste of time and money to carry out a
Periodic Test and Inspection. In such cases
we recommend a Visual Survey of the
installation after which we will provide you
with a Report giving the visible problems
that were seen, and recommendations of any
remedial works that are required. It should
be noted that this will not always pick up
all of the problems with an installation and
further problems may come to light while the
remedial works are being carried out or
during any later testing. Visual inspections

Landlord's Reports

Fault finding
If you call us because the fuse for your
lights blows every time you replace it, the
first question would be 'have you nailed any
pictures to the wall recently?' This often
seems to be the reason our fault finding
skills are required and the damaged cable
can usually be replaced or repaired quite
quickly. Unfortunately, problems are not
always as simple and as it is usually the
case that 98% of the electrical wiring is
buried within the fabric of your building,
we often have to rely on a combination of
the information you supply, the test
equipment we carry and 30 years of
experience to trace and rectify faults. On
occasion it proves impossible to find the
exact location of a problem but we have
always been able to find the section of
cable that the fault is on, and it is often
less disruptive to replace the offending
section than it is to continue tracing the
cable. Fault finding is available at an
